Rules and Regulations
Bald Eagle Commons has established rules and regulations to provide high quality living for all.
(Owners should be given a copy of the current By-Laws from the seller at the closing.)
OWNERSHIP:
Principal residents must be at least 55 years of age; however, there is no age restriction for ownership. With Board approval, 20% of the townhouse owners may be a minimum of 48 years of age. Any resident children must be at least 19 years old and beyond secondary school.
ACTIVE ADULT COMMUNITY:
This community is an active adult community and all residents must be able to care for themselves. People with severe health problems need to have a spouse, adult child or aide living with them.
PETS:
We are a Pet Friendly Community with limitations.
**No pets of any kind are allowed in rented units***
PARKING:
Each unit is assigned 1 (one) parking space and 1 (one) parking sticker. Parking spaces are assigned, not deeded, and subject to change by the association.
FLOORING:
Replacement flooring in all units must conform to the following:
Foyer, kitchens, bathrooms and the area under the water heater must be replaced with material similar to existing floor covering. All other rooms must be carpeted. Those units which sit on a concrete slab may have any finish of flooring.
GRILLS:
Electric grills are permitted. Charcoal grills are located on the grounds of each building for the use of our residents.
** Gas Barbeque Grills are strictly prohibited.**
POOL:
Hours are 10:30am-7pm every day from Memorial Day-Labor Day. Each unit receives 2 badges at the time of closing. Each unit can have up to 8 guests on guest days. Pool use is for Residents ONLY. The hot tub is also available to residents and their guests who are 16 or older.
MOVING:
Movers MUST use the side entrances when moving in or out. Moves are to take place between the hours of 9am-5pm Monday thru Friday, and 10am-5pm on Saturdays. Purchasers MUST notify the Management Office several days in advance of the move. Movers are not allowed to prop open doors and leave them unattended. Movers must have someone stationed at the door while moving in. MOVING IS PROHIBITED ON SUNDAYS AND LEGAL HOLIDAYS.
TRANFER OF OWNERSHIP:
At the time of closing, the seller must transfer to the new owner(s):
- Copy of Master Deed and By Laws (Governing Documents)
- Maintenance Payment Coupon Book
- Suite Door Keys
- Mailbox Keys
- Side Door Keys
- Keys to Grange Hall
- 2 Key Fobs for main door entrance at Grange Hall
- Two Pool Passes
AFTER THE CLOSING:
New owners need to stop into the Management Office (located on the 2nd floor of the Mary Haase Grange Hall). There you can request a new pass code for the front door of your building along with a parking sticker for your car.
OWNERS WHO RENT OUT THEIR UNITS:
All leases must be for a minimum of one year. Owners are required to provide a copy of the lease to the management office, along with renters proof of age. Owners must provide their tenant with all the entrance codes, key(s) and fobs, as well as pool badges associated with the unit. If any of the items are lost and need to be replaced, contact the management office. Written consent of the owner is required and replacement charges will apply.
